Southwest Florida

With 24,180 properties sold in Southwest Florida during the most recent 12-month period, sales decreased 10.45 percent from the preceding 12-month period when 27,001 properties were sold. New listings increased 7.44 percent, from 35,070 to 37,678. The average sales price was static at $791,274. As of January 31, 2024, inventory for Southwest Florida stood at 12,558 units and 6.23 months of supply.

Naples

There were 9,039 properties sold in Naples during the most recent 12-month period, a decrease of 13.18 percent from the preceding 12-month period when 10,411 properties were sold. New listings were down 2.10 percent, from 13,293 to 13,014. The average sales price decreased 1.44 percent, from $1,071,145 to $1,055,739. Inventory for Naples was 4,465 units, with 5.93 months of supply.

Marco Island

Sales on Marco Island were up 3.09 percent in the most recent 12-month period, increasing from 777 to 801 properties sold. New listings were up 11.06 percent from 1,193 to 1,325, while the average sales price rose 5.51 percent, from $1,432,585 to $1,511,481. Inventory for Marco Island checked in at 563 units and 8.43 months of supply.

Bonita Springs-Estero

With a decrease from 3,087 to 2,922 properties sold, sales in Bonita Springs-Estero were down 5.34 percent from the preceding 12-month period. New listings increased 7.44 percent, from 3,789 to 4,071. The average sales price was up 10.53 percent, from $709,697 to $784,459. Inventory for Bonita Springs-Estero stood at 1,284 units, and 5.27 months of supply.

Fort Myers

There were 4,833 properties sold in Fort Myers during the most recent 12-month period, a decrease of 12.60 percent from the preceding 12-month period when 5,530 properties were sold. New listings were up 17.40 percent from 6,682 to 7,845, while the average sales price increased 2.75 percent from $493,450 to $507,005. Inventory for Fort Myers was 2,362 units, with 5.86 months of supply.

Fort Myers Beach

With 378 properties sold, sales in Fort Myers Beach were down 1.56 percent from the preceding 12-month period when 384 properties were sold. New listings were down 2.67 percent, from 636 to 619. The average sales price decreased 6.76 percent, from $974,841 to $908,918. Inventory for Fort Myers Beach stood at 263 units and 8.35 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were up 7.18 percent in the most recent 12-month period, increasing from 362 to 388 properties sold. New listings were up 24.91 percent, from 562 to 702. The average sales price decreased 22.44 percent, from $1,645,501 to $1,276,320. Inventory for Sanibel-Captiva checked in at 319 units and 9.87 months of supply.

Cape Coral

With a decrease from 6,226 to 5,604 properties sold, sales in Cape Coral were down 9.99 percent in the most recent 12-month period. New listings were up 12.35 percent, from 8,601 to 9,663. The average sales price was down 4.89 percent, from $502,787 to $478,205. Inventory for Cape Coral was 3,136 units, with 6.72 months of supply.

Pine Island-Matlacha

There were 215 properties sold in Pine Island-Matlacha in the most recent 12-month period, a decrease of 4.02 percent from the preceding 12-month period when 224 properties were sold. New listings were up 39.81 percent, from 314 to 439. The average sales price was down 19.51 percent, from $683,603 to $550,249. Inventory for Pine Island-Matlacha stood at 166 units and 9.27 months of supply.
