Naples

Next up, a closer look at Naples luxury homes for sale. There were 9,228 properties sold in Naples in the most recent 12-month period, a decrease of 13.03 percent from the preceding 12-month period when 10,610 properties were sold. New listings were down 3.62 percent, from 13,167 to 12,691. The average sales price was up 2.49 percent, from $1,045,690 to $1,071,714. Inventory for Naples checked in at 3,841 units, with 4.99 months of supply.

 

Marco Island

Sales on Marco Island were down 6.07 percent in the most recent 12-month period, decreasing from 824 to 774 properties sold. New listings were up 13.61 percent from 1,146 to 1,302, while the average sales price was up 7.68 percent from $1,393,308 to $1,500,279. Inventory for Marco Island was 513 units and 7.95 months of supply.

 

Bonita Springs-Estero

With a decrease from 3,130 to 2,967 properties sold, sales in Bonita Springs-Estero were down 5.21 percent in the most recent 12-month period. New listings increased 3.72 percent, from 3,761 to 3,901. The average sales price increased 15.20 percent, from $687,041 to $791,447. Inventory for Bonita Springs-Estero stood at 1,008 units, and 4.08 months of supply.

 

Fort Myers

With 4,863 properties sold, sales in Fort Myers were down 13.19 percent from the preceding 12-month period when 5,602 properties were sold. New listings rose by 16.96 percent, from 6,550 to 7,661. The average sales price rose 2.90 percent, from $489,035 to $503,228. Inventory for Fort Myers was 2,139 units and 5.28 months of supply.

 

Fort Myers Beach

There were 386 properties sold in Fort Myers Beach during the most recent 12-month period, a decrease of 5.16 percent from the preceding 12-month period when 407 properties were sold. New listings decreased 5.85 percent, from 633 to 596. The average sales price decreased 6.72 percent, from $983,617 to $917,488. Inventory for Fort Myers Beach was 241 units, with 7.49 months of supply.

 

Sanibel-Captiva

Sales in Sanibel-Captiva were up 7.65 percent in the most recent 12-month period, increasing from 366 to 394 properties sold. New listings increased 46.28 percent, from 497 to 727. The average sales price decreased 25.56 percent, from $1,668,280 to $1,241,902. Inventory for Sanibel-Captiva stood at 295 units, and 8.98 months of supply.

 

Cape Coral

With a decrease of 11.78 percent, sales in Cape Coral were down from 6,415 to 5,659 properties sold in the most recent 12-month period. New listings were up 9.62 percent from 8,595 to 9,250, while the average sales price decreased 5.41 percent from $503,510 to $476,250. Inventory for Cape Coral checked in at 2,869 units, with 6.08 months of supply.

 

Pine Island-Matlacha

With 217 properties sold, sales in Pine Island-Matlacha were down 6.06 percent from the preceding 12-month period when 231 properties were sold. New listings were up 39.27 percent, from 303 to 422. The average sales price was down 20.95 percent, from $684,535 to $541,124. Inventory for Pine Island-Matlacha was 138 units, with 7.63 months of supply.
