Southwest Florida

There were 23,757 properties sold in Southwest Florida during the 12-month period ending March 31, 2024, a decrease of 8.63 percent from the preceding 12-month period when 26,001 properties were sold. New listings were up 9.69 percent, from 35,112 to 38,513. The average sales price was down 0.85 percent, from $802,924 to $796,079. Inventory for Southwest Florida stood at 13,868 units and 7.00 months of supply.

 

Naples

Up next, Naples luxury homes for sale. With 8,832 properties sold, sales in Naples were down 12.16 percent from the preceding 12-month period when 10,055 properties were sold. New listings increased 3.67 percent, from 12,993 to 13,470. The average sales price decreased by 1.35 percent, from $1,086,900 to $1,072,180. Inventory for Naples checked in at 5,150 units, and 7.00 months of supply.

 

Marco Island

With an increase from 746 to 812 properties sold, sales on Marco Island were up 8.85 percent from the preceding 12-month period. New listings rose 17.42 percent, from 1,188 to 1,395. The average sales price was up 10.80 percent, from $1,388,160 to $1,538,026. Inventory for Marco Island was 623 units, with 9.21 months of supply.

 

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down 5.68 percent, decreasing from 3,044 to 2,871 properties sold. New listings were up 8.00 percent, from 3,800 to 4,104, while the average sales price rose 0.86 percent, from $754,926 to $761,426. Inventory for Bonita Springs-Estero stood at 1,414 units and 5.91 months of supply.

 

Fort Myers

With 4,685 properties sold, sales in Fort Myers decreased 13.18 percent from the preceding 12-month period when 5,396 properties were sold. New listings were up 14.92 percent, from 6,890 to 7,918. The average sales price increased 2.01 percent, from $500,634 to $510,695. Inventory for Fort Myers was 2,597 units, with 6.65 months of supply.

 

Fort Myers Beach

There were 345 properties sold in Fort Myers Beach during the most recent 12-month period, a decrease of 8.00 percent from the preceding 12-month period when 375 properties were sold. New listings were down 12.73 percent, from 660 to 576. The average sales price increased by 1.33 percent. Inventory for Fort Myers Beach checked in at 295 units, and 10.26 months of supply.

 

Sanibel-Captiva

Sales in Sanibel-Captiva were down 0.29 percent in the most recent 12-month period, decreasing from 347 to 346 properties sold. New listings rose 10.66 percent, from 619 to 685. The average sales price was down 11.17 percent, from $1,512,316 to $1,343,342. Inventory for Sanibel-Captiva stood at 358 units and 12.42 months of supply.

 

Cape Coral

With 5,633 properties sold, sales in Cape Coral decreased 3.58 percent from the preceding 12-month period when 5,842 properties were sold. New listings were up 14.75 percent, from 8,643 to 9,918. The average sales price decreased 4.22 percent, from $499,306 to $478,242. Inventory for Cape Coral was 3,235 units, with 6.89 months of supply.

 

Pine Island-Matlacha

There were 233 properties sold in Pine Island-Matlacha during the most recent 12-month period, an increase of 18.88 percent from the preceding 12-month period when 196 properties were sold. New listings increased 40.13 percent, from 319 to 447. The average sales price was down 10.05 percent, from $643,013 to $578,361. Inventory for Pine Island-Matlacha stood at 196 units, and 10.09 months of supply.
