With 23,941 properties sold in the most recent 12-month period, sales in Southwest Florida were down 24.54 percent compared to the preceding 12-month period when 31,726 properties were sold. New listings decreased 9.30 percent, from 36,467 to 33,076. The average sales price was up 6.56 percent, from $746,900 to $795,912. As of August 31, 2023, inventory for Southwest Florida was 7,564 units, with 3.79 months of supply.

Naples

Next, we turn our attention to Naples homes for sale. There were 9,185 properties sold in Naples, a decrease of 23.58 percent from the preceding 12-month period when 12,019 properties were sold. New listings were down 13.53 percent, from 13,678 to 11,827. The average sales price rose 8.63 percent, from $992,724 to $1,078,387. Inventory for Naples stood at 2,512 units and 3.28 months of supply.

Marco Island

Sales on Marco Island were down 23.58 percent in the most recent 12-month period, decreasing from 971 to 742 properties sold. New listings were unchanged at 1,171, while the average sales price increased 12.29 percent from $1,316,738 to $1,478,595. Inventory for Marco Island checked in at 362 units and 5.85 months of supply.

Bonita Springs-Estero

There were 2,875 properties sold in Bonita Springs-Estero during the most recent 12-month period, a decrease of 17.76 percent from the preceding 12-month period when 3,496 properties were sold. New listings decreased 9.80 percent, from 3,947 to 3,560. The average sales price was up 14.95 percent, from $665,335 to $764,796. Inventory for Bonita Springs-Estero was 680 units and 2.84 months of supply.

Fort Myers

With 4,904 properties sold, sales in Fort Myers were down 23.13 percent from the preceding 12-month period when 6,380 properties were sold. New listings decreased 1.85 percent, from 6,919 to 6,791, while the average sales price rose 6.33 percent, from $465,676 to $495,519. Inventory for Fort Myers stood at 1,376 units and 3.37 months of supply.

Fort Myers Beach

Sales in Fort Myers Beach were down 33.78 percent from the preceding 12-month period, dipping from 524 to 347 properties sold. New listings were down 10.39 percent, from 664 to 595. The average sales price decreased 2.32 percent, from $942,517 to $920,691. Inventory for Fort Myers Beach checked in at 185 units, with 6.40 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were down from 501 to 357 properties sold, a decrease of 28.74 percent compared to the preceding 12-month period. New listings increased 29.17 percent, from 504 to 651. The average sales price was down 23.05 percent, from $1,593,046 to $1,225,840. Inventory for Sanibel-Captiva was 186 units, with 6.25 months of supply.

Cape Coral

With 5,338 properties sold, sales in Cape Coral decreased 29.19 percent from the preceding 12-month period when 7,538 properties were sold. New listings were down 12.26 percent from 9,252 to 8,118, and the average sales price decreased by 2.05 percent, from $490,502 to $480,440. Inventory for Cape Coral stood at 2,152 units, with 4.84 months of supply.

Pine Island-Matlacha

There were 193 properties sold in Pine Island-Matlacha during the most recent 12-month period, a decrease of 35.02 percent from the preceding 12-month period when 297 properties were sold. New listings were up 9.01 percent, from 333 to 363. The average sales price was down 19.76 percent, from $672,153 to $539,360. Inventory for Pine Island-Matlacha was 111 units and 6.90 months of supply.
