Southwest Florida

With 24,162 properties sold during the most recent 12-month period, sales in Southwest Florida were down 21.17 percent from the preceding 12-month period when 30,650 properties were sold. New listings decreased 5.18 percent, from 35,759 to 33,906. The average sales price rose 5.95 percent, from $754,596 to $799,508. As of September 30, 2023, inventory for Southwest Florida stood at 8,206 units and 4.08 months of supply.

 

Naples

Naples luxury homes for sale are next on the list. Properties sold in Naples were down 20.43 percent in the most recent 12-month period, decreasing from 11,633 to 9,256. New listings were down 10.39 percent, from 13,438 to 12,042. The average sales price was up 8.19 percent, from $1,001,766 to $1,083,842. Inventory for Naples was 2,686 units, with 3.48 months of supply.

 

Marco Island

There were 766 properties sold on Marco Island during the most recent 12-month period, a decrease of 18.42 percent from the preceding 12-month period when 939 properties were sold. New listings were up 5.81 percent, from 1,136 to 1,202, while the average sales price rose 11.16 percent from $1,336,084 to $1,485,200. Inventory for Marco Island was 374 units and 5.86 months of supply.

 

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down 14.25 percent, decreasing from 3,375 to 2,894 in the most recent 12-month period. New listings were down 6.02 percent, decreasing from 3,838 to 3,607. The average sales price increased 12.73 percent, from $676,667 to $762,782. Inventory for Bonita Springs-Estero checked in at 704 units, and 2.92 months of supply.

 

Fort Myers

With 4,946 properties sold, sales in Fort Myers were down 19.37 percent from the preceding 12-month period when 6,134 properties were sold. New listings increased 4.19 percent, from 6,772 to 7,056, and the average sales price was up 5.33 percent, from $472,314 to $497,732. Inventory for Fort Myers stood at 1,586 units, with 3.85 months of supply.

 

Fort Myers Beach

Sales in Fort Myers Beach were down 30.21 percent in the most recent 12-month period, decreasing from 513 to 358 properties sold. New listings were down 8.02 percent, from 648 to 596. The average sales price was down .54 percent, from $942,073 to $936,972. Inventory for Fort Myers Beach checked in at 176 units, with 5.90 months of supply.

 

Sanibel-Captiva

There were 363 properties sold in Sanibel-Captiva, a decrease of 21.26 percent from the preceding 12-month period when 461 properties were sold. New listings were down 38.10 percent, from 667 to 483, while the average sales price decreased 23.19 percent, from $1,622,725 to $1,246,471. Inventory for Sanibel-Captiva was 179 units, with 5.92 months of supply.

 

Cape Coral

Sales in Cape Coral were down 26.29 percent in the most recent 12-month period, decreasing from 7,311 to 5,389 properties sold. New listings decreased 8.50 percent, from 9,129 to 8,353. The average sales price was down 2.93 percent, from $494,618 to $480,111. Inventory for Cape Coral stood at 2,381 units, with 5.30 months of supply.

 

Pine Island-Matlacha

With 190 properties sold, sales in Pine Island-Matlacha were down 33.10 percent from the preceding 12-month period when 284 properties were sold. New listings were up 21.59 percent, from 315 to 383. The average sales price decreased 19.34 percent, from $675,360 to $544,730. Inventory for Pine Island-Matlacha checked in at 120 units, with 7.58 months of supply.
